Management Asbestos Surveys

Highland Asbestos Services provide Management Asbestos Surveys that are in line with the HSG264 guidelines produced by The Health and Safety Executive.

The purpose of Management Asbestos Survey reports are to help manage asbestos in your premises. The asbestos Management Survey provides accurate information on the location, amount and condition of asbestos-containing materials (ACM’s) and assesses the level of damage or deterioration in the ACM’s and whether remedial action is required.

The Asbestos Management Survey report will record the location of any asbestos and will form part of an Asbestos Management Plan and an Asbestos Register, this asbestos survey data will be a reference point to any contractor, member of staff or anyone that visits your premises.

Highland Asbestos Services will work with the Duty Holder to form an Asbestos Management Plan which will cover any re-inspection asbestos survey on a periodical basis.

Highland Asbestos Services has experience in carrying out asbestos surveys for all types of properties from all industry sectors including, Industrial, Schools, Housing, Residential, Commercial and Local Government.

If you are carrying out any Refurbishment or Demolition works then an Asbestos Management Survey will not be suitable, a Refurbishment and Demolition Asbestos Survey is what is required and forms part of the Health and Safety File.

All of our asbestos surveyors are BOHS P402 qualified.

Refurbishment & Demolition Asbestos Surveys

A Refurbishment & Demolition survey is needed before any refurbishment or demolition work is carried out. This type of survey is used to locate and describe , as far as reasonably practicable, all Asbestos Containing Materials (ACM’s) in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary , to gain access to all areas, including those that may be difficult to reach.

Highland Asbestos Services can provide advice on the requirements for an R&D survey to Building Professionals, Architects, Designers, Building Surveyors and Demolition Contractors prior to refurbishment and demolition projects commencing.

Whether you’re carrying the refurbishment of an Office, House or Shop, or working on a major refurbishment programme, an asbestos survey should be scheduled for the start of any project.

We provide sound advice on the types of asbestos present, condition and location, following the strict guidelines of the HSE and HSG264.

Our team are BOHS P402 and P405 qualified and will offer impartial advice and management.

Asbestos Re-Inspection

The Control of Asbestos Regulations 2012 requires that the condition of asbestos-based products needs to be inspected regularly and records updated accordingly. The frequency of the asbestos inspection regime must not exceed 12 months.

Asbestos re-inspection surveys are designed to allow a competent person to monitor and record the condition of any previously identified asbestos products within a building.

Over time, asbestos-based products can degenerate, weather or be accidentally damaged thereby causing the risks associated with the material to change substantially. Additionally, the approved code of practice requires the asbestos management plan to be reviewed every six months. We can advise on or supply efficient methods for complying with this requirement.

The new and updated asbestos survey report itself will include new photographs of those materials together with a new recommendation on how to safely manage those materials.

  • Asbestos products require to be inspected annually.
  • Monitors and records the condition of previously identified Asbestos products.

Sampling & Analysis

Highland Asbestos Services offers an asbestos sampling service submitting samples for analysis at a UKAS accredited laboratory. Our highly trained surveyors will visit your premises and take samples should you have any concerns regarding potential asbestos containing materials (ACM’s).

Samples of materials suspected of containing asbestos should only be obtained by competent, trained professionals as incorrect sampling can easily lead to the disturbing of potentially harmful materials and the contamination of the surrounding areas.

The standard timescale for the return of sample results from the laboratory is 2-5 days however, for urgent requirements we can provide a 24 hour turnaround. The results of the analysis are documented on a certificate and include details of the site, sample locations, and the type or types, if any, of asbestos detected. All certificates are sent out by email as soon as they are available. This can be tied in with our asbestos surveying service.

If you have materials which you suspect contain asbestos and would like samples to be taken and analysed please contact our office and we will be happy to discuss the options available.
